We will help you with property, your business and inheritance, across the border too.
Every matter is handled personally from start to finish. No passing you around, no legal jargon. We can talk in English, German or Czech, in Znojmo or over a video call.
Property or an inheritance in the Czech Republic? Advice on Czech law in English, with officially certified translations arranged through a sworn translator.
Four things we do well
Property, escrow and settlement of assets
Purchase and gift contracts, escrow of the purchase price, the application for entry in the land register, easements, co-ownership. I also help with arranging and dividing assets as a whole, including the settlement of matrimonial community property and transfers or gifts between generations. All of it explained in plain language, with older clients in mind: if needed, I will come to you at home.
Property and assets →Contracts and debt recovery for businesses
Contracts that protect you and that you can understand. Is a customer not paying? We pursue payment of your invoices, from the first demand letter to enforcement, in the Czech Republic and elsewhere in the EU. Smaller companies and sole traders can arrange ongoing support for a monthly retainer.
I need a contract →Inheritance, including across the border
We represent you in probate proceedings, keep track of the share due to you and can help when assets or heirs are in Austria or elsewhere in the EU. Wills and a choice of law give you peace of mind in advance.
I am dealing with an inheritance →Czech‑Austrian legal services
Buying property in the Czech Republic from abroad, inheritance across the border, debt recovery within the EU. Legal advice and officially certified German translations by a sworn translator, all arranged from one place.
I need cross-border advice →of the attorney goes here

You are not a file number here
I am Barbora Surmanová, an attorney-at-law from Znojmo, admitted in the Czech Republic (Czech Bar Association No. 13930). I am not admitted in Austria, Germany or the United Kingdom, and I advise on Czech law. I do not hand your matter to anyone else: from the first meeting to the outcome you deal directly with me. I explain things in a way you can follow, and I tell you honestly what is worth doing and what would only be a waste of money.
My office is on Rooseveltova Street, a short walk from the centre of Znojmo. Come in, call or write, even with a question you think is too small to bother about. No question is a silly one, and the first step costs nothing: send me a few sentences and I will tell you how your situation can be dealt with.
Three steps to getting it resolved
You get in touch
Call or write a few sentences about what you are dealing with. We come back to you within two working days and arrange a time.
We go through your situation
In person in Znojmo or over a video call. We tell you what your options are, what we recommend and what it will cost. You know the price in advance.
We deal with it for you
We prepare the documents, deal with the authorities, the bank and the other side, and keep you updated on how the matter is progressing.
You do not have to travel to Znojmo
Most matters can be dealt with remotely, just as reliably as at my office.
- Consultations by video call at a time that suits you
- Documents by e‑mail or Czech data box
- Signatures arranged remotely or during a single visit
- Payment by bank transfer, with a clear statement of costs always given in advance
We work for clients from across South Moravia, from Austria and for Czechs living abroad.
Affordable, with no surprises
You know the price in advance
Right at the first consultation we tell you what the service will cost, and we keep to the price agreed. No hidden items, no surprises on the invoice.
Fixed fees for standard services
Property transfers with escrow, contracts, wills and other standard services are offered for a fixed fee. You know what you get and for how much before we start work.
Monthly retainer for regular clients
Sole traders and companies that want a lawyer permanently on hand can arrange a monthly retainer on favourable terms. We set the scope to match what you actually need.
What clients ask me most often
How much does the first meeting cost?
The initial consultation is charged at an hourly rate that we tell you in advance. If we go on to work together, the cost of the consultation is credited against the price of the service.
How long does a property transfer take?
Contracts are usually ready within a few working days of receiving the documents. The length of the registration proceedings themselves is set by the land registry office; we will tell you the current time limits at the consultation.
Do you speak English and German?
Yes, we can work in English or German. Officially certified translations of documents are arranged with a sworn translator as part of our work together, so you do not have to organise anything yourself.
Do I have to come in person?
Usually not. Consultations work well over a video call, documents are exchanged electronically and a meeting in person is needed at most once, typically for signatures.
